DRAINAGE IMPROVEMENT PROJECT
This project includes the construction of a regional detention facility and drainage channel to provide proper storm water drainage for the fairgrounds and the adjacent local community. The project also includes a new on-site storm water collection system, utility services (water, sanitary sewer, gas) and paving improvements for upcoming facilities planned following completion of the drainage improvement project.

outdoor rodeo arena

2,296 SQUARE FEET

The new outdoor rodeo arena buildings was built to match the existing historic buildings of the facility. It includes covered bleacher seating for 1300, arena floor covers 150’ x 310’, portable bleachers, climate controlled offices, ticket booths, restrooms, outdoor lighting, and vendor parking with utilities.

75,112 SQUARE FEET

The new climate controlled arena connects the existing historic buildings and the new outdoor arena, maintaining the historic look of the fairgrounds while adding a state of the art building that can accommodate large events. The climate controlled arena floor covers 125’ x 305’. The facility also includes event offices, ticket booths, conference rooms, portable seating for 2,400, commercial concession stands, holding pens, and drive under canopy for inclement weather drop off. The indoor arena is 75,112 square feet with a seating capacity of 2,500.

CONSTRUCTION MANAGEMENT / VALUE ENGINEERING

Pre-construction Value Engineering Services for the design phase, bid phase, and construction phases 

In 2008 the Oklahoma City State Fair Park was in the bid phase for the multi year construction project for the Equine Barn Improvements. After the first two projects came in over budget, The City of Oklahoma City hired CMSWillowbrook for Construction Management Services for Value Engineering to control the cost and bring the project into budget.

ADDITIONS AND RENOVATIONS

65,000 SQUARE FEET

New construction and renovation of fairgrounds buildings included a new arena, animal care and housing, public spaces, restrooms, and related items.  Pre-Construction services, project estimating, constructability reviews, value engineering, scheduling and overall budget planning.Construction Phase Services include full time project supervision, owner/site activity coordination and planning, contractor QA/QC, permitting and compliance verification (EPA, ODEQ, Local AHJ), as-built records and warranty documentation.

CONSTRUCTION MANAGEMENT AT RISK

The Grady County Fairgrounds, a Works Progress Administration (WPA) project originally constructed in 1939, received a complete renovation in 2000. The Grady County Fairgrounds has a wide heritage including being utilized for a Prisoner of War Camp during World War II.

PHASE I - ARENA BUILDING RENOVATION

70,000 SQUARE FEET

The building was renovated with an arena floor covering 120’ x 240’ with concrete floors on each arena side covering 65’ x 260’, and heated and cross ventilation exhaust fans for cooling. It also includes climate controlled event offices, conference rooms and concession stands. It was upgraded to include handicap accessibility, WIFI, wireless PA system, portable bucking and roping chutes, portable bleachers, announcer’s stand, 100 portable WW stalls, 600 portable WW livestock pens, and exterior RV hookups all while never losing the integrity of the historic architecture.

PHASE ii - community building renovation

4,000 SQUARE FEET

This building is a meeting hub for the community that includes handicap accessibility, auditorium seating for 250, banquet seating for 200, commercial kitchen facilities, conference room, wireless PA system, WIFI, and a 8’ x 16’ stage.

PHASE iii - pavilion building restoration

25,000 SQUARE FEET

The Pavilion Building was another historic WPA building that was renovated to be the new front face of the Grady County Fairgrounds facility keeping true to the original stone walls and historic architecture.  It is climate controlled and handicap accessible. The versatile building includes event offices, auditorium seating for 800, banquet seating for 500, 10’ x 10’ vendor booth set up for 150, catering kitchen, large restroom facilities, wireless PA system, WIFI, and 16’ x 32’ stage.
