OLD NORTH RESTORATION PHASE III

Originally built in 1892, Old North is the oldest building on the University of Central Oklahoma campus in Edmond, Oklahoma, and the oldest building of higher education in the state of Oklahoma. The four story building was closed in 2001 due to safety issues. Structural repairs, construction of an annex addition and an exterior restoration were completed in 2011. CMSWillowbrook was retained as the construction manager for the Phase III interior restoration in 2014, which included a complete replacement of the interior structure, new mechanical, electrical and fire protection systems and interior finishes for a modern, code compliant classroom and office facility. The project also included a new monumental west entry park, new parking and a ceremonial plaza. The building was reopened in January of 2017, reestablishing the centerpiece of the UCO campus.

CMSWillowbrook was selected by Oklahoma State University to restore the 182 ft high bell tower at Edmon Lowe Library in the heart of their Stillwater Campus.  This historic bell tower was built out of wood and copper around a steel core.  The facade had been deteriorating for many years due to water infiltration and needed a complete restoration.  This was not a typical jobsite, as there are no conventional roads to the building, only sidewalks, and the jobsite started 100' above the campus lawn.  Construction access was limited to a scaffold staircase, as well as full scaffolding of the entire spire.  CMSWillowbrook stripped all the lead paint back to expose the copper, made repairs to both the copper and wood substrates and repainted the structure.  The masonry and cast stone that make up the various ballistrades around several levels was then restored.  Other work included re-roofing, new louvers, sound system, and LED lighting.  CMSWillowbrook was proud to be a part of this historic project and grateful for the opportunity to continue to use our expertise and passion for historic restoration.


ROSE STATE COLLEGE
CAMPUS RENOVATIONS, ADDITIONS, & IMPROVMENTS

Rose State college campus consists of 25 buildings over 120 acres in Midwest City less than a mile from Tinker Air Force Base.  The communities of Midwest City and Del City approved a 22-million-dollar bond issue in March of 2013 to modernize and update many of the buildings on campus as well as an information technology infrastructure overhaul, including data center backup generator, for the entire campus.  Some of the building improvements include complete renovation of the Aquatic Center, A.D.A. restrooms, and interior finishes update of all classroom buildings, locker room renovations, roof replacement, and other miscellaneous improvements throughout campus.  The largest renovation was for the Learning Resources Center (LRC) which was completely gutted and rebuilt with a 15,000 sq. ft. addition, including a cafe and coffee bar, to provide a learning environment fit for the 21st century.

Pre-Construction services include an early Demolition and Site work package for this project and the Library Auxiliary Building adjacent to the site. The project consists of office space for the IT operations, conference rooms, telecom work, testing rooms, and Security Forensic.

CMSWillowbrook performed Pre-Construction and Construction phase services for the New Library Auxiliary, High Density Storage Facility, on the OSU campus. Pre-Construction services include an early Demolition and Site work package for this project and the IT Building adjacent to the site. The project consists of a High Bay Rack system with super-flat floors, staging, processing, and scanning work area for long term storage of books in a conditioned air/humidity controlled environment.


Historic Old Central Restoration/Rehabilitation

CMSWillowbrook was proud to be a part of the project at Historic Old Central, providing Pre-construction and Construction phase services for the restoration and rehabilitation of the first building constructed on the OSU campus. Pre-construction services included an early foundation restoration package and rehabilitation of the three story interior and exterior structure. The project consisted of office space, small group study areas, classrooms for the Honor's College, and renovation of the mechanical, electrical, plumbing, and structural improvements, keeping in context with the historic significance of the facility.


McMahon Centennial Complex

McMahon Centennial Student Activity Complex, project included first floor design consisting of the kitchen and commons area, food court, campus bookstore, great hall, game room, and coffee bar.  The second floor contains a ballroom/banquet hall to seat 455, a large pre-function area, meeting and study rooms, an executive board room, and 1,500 SF of balconies on both levels.


Murray Hall Renovation

The Murray Hall project was comprised of Pre-Construction and Construction phase services for the renovation of Murray Hall Dormitory. The project consisted of the interior and exterior renovation of Murray Hall from the existing five story residence hall into offices, classrooms, laboratories, a 146-seat subgrade tiered lecture hall with a roof top terrace and support spaces for the College of Arts and Sciences. The renovation included work in 4 stories and a sub-grade basement.

CMSWillowbrook provided Pre-construction and Construction Phase Services for a new facility to house the School of Business at Cameron University. The building includes two floors of classrooms, a career center, faculty and administration offices, and common study areas. The center portion of the building is divided by a 114 seat tiered lecture auditorium.

This project was comprised of construction phase services for renovation/addition. The building lies in the center of the Cameron University campus and includes two floors of totally remodeled space in an existing building, with plans for two newly constructed wings. The facility houses: Dedicated technology incubator space, computer systems and support service, academic lecture halls, academic and incubator offices, conference and networking center with theater, break-out rooms, dining facilities, and communications and teleconferencing facilities.
