The Residences is a 334 Unit urban mixed use development with retail, dining, and office space in the film row district of downtown, Oklahoma City.  The project consists of six separate structures spanning three city blocks.  Two five story wood framed apartment buildings make up the largest percentage of housing, along with a five story concrete and wood frame clubhouse building with a rooftop pool and fitness center.  Parking is handled by multistory cast in place "Podium" parking as well as two precast parking garages over six stories tall.  Extensive utility work in the downtown corridor, as well as new roadways and streetscapes.   This HUD financed project will totally transform the west side of downtown Oklahoma City for years to come, creating an entire new community around the Historic Fred Jones Manufacturing Plant (currently the 21c Hotel).


Hope harbor of oklahoma city

Hope Harbor, Oklahoma City is a new three story 54 housing unit with a large community room. Included features are exterior grounds, interior concrete safe rooms, multiple activity rooms, and dining.  This amazing facility will provide an affordable, safe and stable environment for seniors.

The project was designed by Tyson and Billy Architects, P.C. and is made possible by the Harbor House Foundation along with Anchor Housing Development, LLC and Midwest Housing Equity Group.


TOWN VILLAGE SENIOR HOUSING

CMSWillowbrook converted an 18 room retirement facility into a 16 room independent living space with 12 single room apartments and four efficiency apartments, all with kitchenettes.  The new renovation included revising the space layout to incorporate a new community kitchen and dining area, along with a community space for relaxing and visiting with family and friends.

CONSTRUCTION MANAGEMENT AT-RISK

Center of Family Love in Okarche, OK is a 24-hour care facility that serves intellectually and physically disabled adults 18 and older.  CMSWillowbrook provided Pre-construction and construction services for this new 16-Bed Intermediate Care Facility.  Project features included kitchen and dinning commons, entertainment room, art and vocational training classroom, living room for relaxation and visitation, and 16 one bedroom, 1 bath apartments for full-time care, for adults with developmental disabilities.   


OKLAHOMA STATE UNIVERSITY
PI KAPPA ALPHA / NEW FRATERNITY HOUSE

The Pi Kappa Alpha project consisted of demolition of an existing structure near Oklahoma State University campus and construction of a four story (basement and three vertical levels) Fraternity house. The basement consists of new chapter room, half court basketball gym, weight room, locker room and tv lounge, as well as an outdoor courtyard with amphitheater type seating. The first floor consists of Presidential Library with walnut stained millwork, Dining Hall and Kitchen facilities along with the House Mom’s apartment. Upper levels consist of suite style living quarters, laundry rooms and restrooms. Highly efficient Variable Refrigerant Flow Air conditioning was installed throughout as well as LED lighting.

ALPHA GAMA RHO / NEW FRATERNITY HOUSE

The Alpha Game Rho renovation consisted of the demolition of existing two story fraternity on a college campus and the subsequent rebuild of a four story (basement and three vertical levels) Fraternity house on the existing lot.  The new footprint extends to the property line on three sides. Basement consists of new chapter room and laundry facilities. First floor consists of extensive Oak Millwork and wall paneling with tile and hardwood floors, as well as a half court basketball gym.  Upper levels consist of suite style living quarters and restrooms. Highly efficient Variable Refrigerant Flow Air conditioning was installed throughout as well as energy efficient LED lighting.

HISTORIC RENOVATION

CONSTRUCTION MANAGEMENT AT-RISK

 This was an historic renovation of three common wall buildings dating back to 1907. Two of the three buildings are four stories tall and contain 38 one and two bedroom apartments, four ADA apartments, and commercial lease space on the first floor. The apartments, first floor corridor and lobby are restored to the original finishes per State Historic Preservation Office standards. The apartments are designed for affordable housing lease.
