The Residences is a 334 Unit urban mixed use development with retail, dining, and office space in the film row district of downtown, Oklahoma City.  The project consists of six separate structures spanning three city blocks.  Two five story wood framed apartment buildings make up the largest percentage of housing, along with a five story concrete and wood frame clubhouse building with a rooftop pool and fitness center.  Parking is handled by multistory cast in place "Podium" parking as well as two precast parking garages over six stories tall.  Extensive utility work in the downtown corridor, as well as new roadways and streetscapes.   This HUD financed project will totally transform the west side of downtown Oklahoma City for years to come, creating an entire new community around the Historic Fred Jones Manufacturing Plant (currently the 21c Hotel).

CITY OF OKLAHOMA CITY
OKLAHOMA CITY MUNICIPAL COURTS BUILDING

Oklahoma City Municipal Courts Complex is a new three story, 70,000 square foot, facility for the City of Oklahoma City. It will serve the Oklahoma City residents with 6 courtrooms. The complex will host office and meeting space for the Courts Administration, Marshalls, Prosecution and numerous other City services associated with the Municipal Courts. The complex combines traditional design with modern features. The grand staircase and 3 story atrium greet you when entering the building. The space is conditioned with a highly efficient chilled beam HVAC system that is fed from the Central Plant in downtown OKC. The electrical systems and robust backup generator provides redundancy, uninterrupted business and peace of mind. The latest use of technology and communications for security, court scheduling and ease of doing business is incorporated into the complex. All courtrooms are accented and finished with custom wood millwork, natural stone and acoustical panels. An exterior aluminum and glass storefront combined with CSMU, brick, composite metal and aluminum cornice complete the exterior for a clean look. CMSWillowbrook is honored to be a part of constructing this grand facility that will serve the Oklahoma City Community for many years to come.

CMSWillowbrook provided Pre-Bond Planning, Pre-Construction, and Construction Phase Services for new construction, renovations and additions of multiple elementary and middle schools.  Services included identification and implementation of program requirements, and design standards with multiple Architects and Engineers, preparation of estimates, site analysis, lifecycle and value analysis, and scheduling for the entire program.

Historic Old Central Restoration/Rehabilitation
Oklahoma State University

CONSTRUCTION MANAGEMENT AT RISK
15,000 SQUARE FEET

Pre-construction and Construction phase services for the restoration and rehabilitation of the first building constructed on the OSU campus. Pre-construction services included an early foundation restoration package and rehabilitation of the three story interior and exterior structure. The project consisted of office space, small group study areas, classrooms for the Honor's College, and renovation of the mechanical, electrical, plumbing, and structural improvements, keeping in context with the historic significance of the facility.

Oklahoma State Capitol
State Senate Facility Renovations

CMSWillowbrook was proud to oversee renovations and restorations to State Senate facilities at the Oklahoma State Capitol, helping to revitalize the rich history of our State's center of government. Historic restorations included refinishing of original marble floors throughout the Senate, which had been previously covered by antiquated tile and carpet; and restoration of ornate plaster moulding in Senate offices, which had been previously hidden by drop ceilings.

and Data Center

CONSTRUCTION MANAGEMENT SERVICE
94,000 SQUARE FEET

Tier II & Tier III data center, with subgrade structural cast in place concrete rated for 310 MPH Winds. Mechanical, electrical, and generator rooms are enclosed for protection and security. Project includes a 10,000 square feet raised floor, computer room rated at 100 Watts/SF critical load, 10,000 additional shell space. The 100 Watts/SF critical load is backed up by four 1,000kw generators and two flywheel type UPS systems, each with three 750 kVA modules. The raised floor includes ten 225 kVA PDU’s. The mechanical system includes three 250 ton centrifugal chillers; three 250 ton air cooled chillers; three galvanized steel cooling towers, fifteen 25 ton CRAH units, and a 50,000 gal. thermal energy water storage tank. Fuel oil for the four generators is stored in one 30,000 gallon underground tank, and four 200 gal. fuel oil day tanks.
